Lenders using Simplifile now have the option of giving settlement agents and/or notaries limited access to e-closing loan data
When limited access is set up, the settlement agent or notary receives one of the following emails from the lender based on the actions completed: Closing Package Delivered, Borrower E-sign Complete, or Closing Package Downloaded. Each email contains two links, one for limited access to the loan and another with the option for full access after creating an account.
The limited access option would require the settlement agent or notary to answer a minimum of three questions about the loan to view the data. The lender configures these questions based on the following options:
- Borrower first name
- ZIP code of property
- Loan amount
- Closing date
- State of property
Once the questions are answered correctly, the settlement agent or notary will see the status of e-signatures as well as options to download documents and launch the borrower e-sign login page on day of closing.
If downloaded, a QR cover sheet is generated with the package of documents that will allow other parties to access the pages if they receive the file.
